Pacific West Homes understands that everyone can use a little help in knowing what maintenance steps to take in regards to your new home and when to do them. Attached is a seasonal list to help serve as a reminder for the chores and some tips on when to plant your garden items!

Here are some Pacific West Homes tips on to how care for your Home and Garden this spring:
- Change furnace filter (Monthly).
- Check for evidence of termites. ** Never store wood next to your home!
- Check for ground settlement around foundation and fill where needed.
- Check smoke and carbon monoxide detectors. (Change batteries yearly)
- Clean aerators on faucets and shower heads.
- Clean around AC compressor unit. (Always leave 12" clearance around the unit).
- Clean fireplace and chimney (if applicable).
- Have carpet cleaned. ** See manufacture's cleaning instructions!
- Inspect air conditioning unit for proper operation. (Don't wait for a HOT day)!!
- Inspect backsplash caulking and re-caulk as needed.
- Inspect ceramic tile countertops and re-seal grout as needed.
- Inspect exterior paint, stain or siding, putty and caulking.
- Inspect plumbing fixtures for leaks.
- Inspect shower and tub caulking and re-caulk as needed.
- Inspect the roof vents. (DO NOT walk on roof!) ** View from a ladder!
- Inspect gutters- Clean as needed!
- Lubricate door hinges with silicone spray.
- Lubricate rollers & guides on garage door & opener. ** See manufactures cleaning instructions!
- Start up sprinkler system.
- Test alarm system (if applicable).
- Flush all yard drains; trim grass around inlets.
- Test GFCI receptacles. (Outlets in wet areas i.e.: Bathroom, Kitchen, Laundry...)

- Adjust sprinkler system settings for the new season.
- Pest control (Annually).
- Change furnace filter (Monthly).
- Check drain swales for proper flow.
- Check smoke and carbon monoxide detectors. (Change batteries yearly)
- Inspect backsplash caulking and re-caulk as needed.
- Inspect and clear downspouts/ splash blocks for proper drainage. (Outside)
- Inspect shower and tub caulking and re-caulk as needed.
- Inspect weather-stripping on all doors.
- Monitor secondary A/C condensate line.
- Inspect sealer/paint on fence and reapply if necessary.
- Test alarm system (if applicable).
- Test GFCI receptacles. (Outlets in wet areas i.e.: Bathroom, Kitchen, Laundry...)
- Flush out exterior yard drains.

Here are some Pacific West Homes tips on how to help keep your home as fresh as new this Fall Season:
- Change furnace filter (Monthly).
- Check smoke and carbon monoxide detectors. (Change batteries yearly)
- Check heater for proper operation (don’t wait until it gets cold).
- Clean gutters and downspouts.
- Inspect roof for damaged tiles (from a ladder – DO NOT walk on roof).
- Have carpet cleaned. (Refer to manufacture’s recommendations)
- Inspect backsplash caulking and re-caulk as needed.
- Inspect shower and tub caulking and re-caulk as needed.
- Inspect dryer vent for lint and debris.
- Test alarm system (if applicable).
- Test GFI receptacles. (Outlets in wet areas i.e.: Bathroom, Kitchen, Laundry…)
- Test Fireplace operation (if using for 1st time – run for at least an hour)
- Test flu operation on wood-burning fireplaces.
- Flush out yard drains to clear debris.
- Clean out exterior window weep holes.
- Check plumbing connections.
- Pack dirt around fence posts to ensure stability.
- NEVER dump any chemical, concrete (construction material), grass, etc. into your storm drains (located in the street curb). This will eventually block the storm drain and cause them to back up. Additionally, chemicals flow to our water systems and pollute them! These storm drains are City/County maintained. During a long rain storm, these drains can backup into your streets and yards if they are full of debris.
- When we move into the cooler weather, be sure to check your sprinkler timer and adjust them accordingly. When your landscaping was first installed by Pacific West Homes, your timer was set to water often so that the plants would establish properly. Once your plants have taken root, you will want to adjust your timer. If your lawn starts to turn yellow, that is a sign of either too much water or not enough fertilizer. If you are not sure, consult your local nursery.
